Program Certifies Coldwell Banker Sales Associates To Work With Luxury Properties

Windham NH, November 11,2016 – Kristie Dinsmore, of Coldwell Banker Dinsmore Associates has earned the Coldwell Banker Previews International® Property Specialist designation, according to Brad Dinsmore  Broker-Owner of Coldwell Banker Dinsmore Associates.  To date, only eight percent of more than 84,000 sales associates affiliated with the Coldwell Banker brand have been awarded this designation. 

“In addition to a performance based criteria on successfully selling luxury properties, Kristie had to complete a prescribed certification course to earn the Previews Property Specialist designation,” said Brad Dinsmore. “The course covers topics such as how to develop detailed market analysis for sellers of luxury homes and how to make use of Previews resources to implement specialized marketing plans that will expose her fine property listings to affluent buyers on a world-wide basis.” 

The Previews name was founded in 1933, establishing a luxury marketing legacy that spanned decades until it was acquired by Coldwell Banker Real Estate LLC in 1980. Previews® is a comprehensive marketing program designed specifically for marketing luxury residential properties to affluent buyers worldwide. The Previews certification course creates a standardized education model to help the newest generation of luxury agents meet and exceed the expectations of highnet-worth clients. The course provides learning, networking, marketing strategies and mentorship, pairing the experience and first-hand knowledge of successful luxury agents with industry-leading resources. According to Craig Hogan, vice president of luxury for Coldwell Banker Real Estate LLC, “the objective of the program is to truly distinguish exceptional real estate professionals who represent exceptional properties.” 

In order to participate in the immersive multi-day course, participating agents must meet strict production guidelines — “some of the most rigorous standards in the industry today,” said Hogan. Certification renewal is also required every 24 months, to ensure Previews Property Specialists are up to date on new technologies and additional programs, as well as current best practices.

          After Easter, Windham NH Spring Real Estate Season Blossoms

          When the first spring day comes along (as opposed to the first day of spring), a goodly proportion of Windham’s residents feel the annual pull toward the garden store aisles. Even those who’ve stoutly resisted ordering seeds, gardening tools, or any of the other back yard paraphernalia the catalogs kept hawking all winter can succumb to this particular Call of Nature.

          Burpee, Scotts and Miracle-Gro shareholders can relax: spring has sprung.

          The Windham spring real estate selling season starts stirring, too, pretty much in lockstep with the appearance of the tulips. Whether or not the tulips have succeeded in poking up out of the ground, it’s a cinch that by this time they will have made colorful appearances on store shelves everywhere, just like the Peeps and chocolate bunnies. Unlike the rest of the early spring’s trappings, though, the spring real estate phenomenon doesn’t disappear from sight once Easter Sunday is a memory. In fact, it picks up steam.

          There are any number of explanations why spring real estate in Windham is always expected to ramp up. Part of the reason is the calendar. For families with children, if a move is going to involve a change in school districts, summer vacation is the least disruptive time of year for it to happen, so spring is the time to start house hunting. Part of the reason is due to the comparative difficulty of selling a home in wintertime: not only can foul weather make it harder to keep a home at its showy best, it also can throw a monkey wrench into property maintenance and the few cosmetic fixes that almost every home could use before it hits the Windham listings. The result is a certain amount of bottled-up inventory that bursts onto the scene all at once—and springtime is the single time of the year when that happens.

          This is especially true in Windham this year. The winter of 2015 was horrendous and put a crimp on market activity in town. Pending Sales of homes and condominiums was down 29% during the first 3 months of the year. So this year, there is both a pent up demand for buyers who weren’t about to go out looking in four feet of snow and of listings caused by sellers reluctance to list in such awful weather. Since April 1st there has been a frenzy on my listings.

          Then there is the automatic momentum effect. When you sell a Windham home, most families need to turn around and buy the next. The National Association of Realtors® tells us that the spring real estate selling season may actually be stronger than the numbers indicate, because many sales that really did begin “in season” don’t actually close until summer begins. Spring real estate as a phenomenon is “real” enough that you can’t blame them for lines like “Spring brings rain and flowers—and possibly extra green in the final sales price of your home.”

          The spring real estate selling season is indeed underway, so if you are planning on listing your own Windham home anytime soon, now is a great time to give me a call. It’s the best way to take advantage of the traditional boom in prospective buyers!
